A Close Call

At first, it seemed too good to be true. But Rachel discovered that with this second chance - it became more of an opportunity to uncover red flags and recognise what to avoid.

At the time it was a hot market with busy open homes and rushed decision making. With little time to pause, think, or sleep on it, Rachel felt that her judgment was being clouded by the intensity of the market. 

Still, the place at first seemed great. It ticked a lot of their boxes. 

So they made an offer. Another bidder came in higher and they were told that they’d only just missed out. 

Feelings of disappointment followed for the property that never was.

But then, they had a call from the agent. 

The highest bidder was not going ahead - and the seller’s would accept Rachel’s lower offer. 

Thoughts of red flags began creeping in, which didn’t quite match their earlier disappointment. 

They began wondering why the first buyers weren’t going through?

During the cooling-off period, Rachel arranged an independent building and pest inspection.

The report highlighted concerning pest damage across the multi-layered timber building.

This experience had become a rollercoaster of emotions - from missing out, to a second chance (albeit filled with caution), to finally understanding the potential costs and repairs.

With a more informed decision, they felt confident walking away from this property. 

Rachel shares her moral of the story: Do your research. Don't judge a book by its aesthetically pleasing cover.
